- Purchase your ideal stand,
- Select your home plan design, from the 15 available options, and
- Have your home built at your earliest convenience.
Stands for every budget
Stands
StandsOur stands at Nyeredzi Ridge range from 500-1000sqm with both titled and cession stands available for purchase. Our titled stands are fully serviced with road and water access to ensure your basic needs are met. All stands are in close proximity to open space and park area for your convenience.
- Phase 2 stands – currently being serviced (Phase 1 stands sold and fully serviced).
- Stand Sizes range between 500m² – 1,000m².
- Cash Price is $100/m² (incl. VAT).
- An administration fee of $250 once-off, upon submission of the offer form.
- Additional fees (paid directly to the service providers):
- Endowment paid before title transfer to the Local Authority (to be advised by the authority) and/or before house construction,
- Conveyancing fees for title transfer and compliance certificate (to be advised by the Conveyancer),
- ZETDC connection fee (to be advised by the authority),
- ZINWA connection fee (to be advised by the authority).

Payment Terms
Terms We accept the following payment arrangements:
- Cash, with Agreement of Sale (AOS) prepared and thereafter transfer of title.
- 50% deposit (may be built up over two months) with balance paid over:
- 6 months at 10% interest
- 12 months at 12% interest
- 18 months at 20% interest
- 24 months at 22% interest
- The Sale Agreement is received upon deposit payment and stand transfer upon full purchase price payment and endowment paid directly to the Local Authority, as stated above.
Plans for everyone
House Plans
PlansUpon purchasing a stand in our gated community, we are pleased to offer a selection of 15 home plans for you to choose from. These plans include both single and double storey designs, ranging in size from 120m² to 400m². Our available homes feature 2 to 5 bedrooms, ensuring you find the perfect fit for your needs. Each plan is priced at $500 and includes drafts prepared to permit approval level. For your convenience, we also offer optional approval processing services with the Local Authority for an additional fee of $150. Please note that permitting and inspection costs are the responsibility of the purchaser and should be paid directly to the Local Authority.

Home Construction
ConstructionAs part of our comprehensive offering, our build component ensures your home construction is professionally and conveniently taken care of.Upon completion of stand purchase, and home plan selection, Modus Construction is available to offer you construction services with the following completion level options:
- Shell – we complete the external of the house and yard 100% and internally up to plaster and screed level, allowing you to complete the finishes and fittings to your taste and time frame.
- Turnkey – 100% fix and supply (includes us providing both materials and labour).
